Facilities management

Facilities management with one name on it

An account manager who owns the building: systems, vendors, compliance, space changes and the daily requests. You get a weekly report, a quarterly review and a portal that shows everything in between.

What facilities management from UFG looks like

Ten colleagues sit around a long white table in a meeting room with a blue wall, one more joining on the wall screen

Most of our facilities management clients came to us with a janitorial contract, a separate maintenance vendor, a landscaper and a list of one-off contractors, and nobody who owned the building. The job is to be that person. Your account manager runs the crews, coordinates the vendors, keeps the compliance calendar and handles the requests that come through the portal. Weekly, they walk the site and send the report. Quarterly, they sit down with you and go through the numbers.

What is included

  • Building systems

HVAC, electrical, plumbing and lighting on a preventive calendar, with our technicians and licensed trades when required.

  • Vendor coordination

Elevator, fire and life safety, pest, waste haulers, specialty trades: scheduled, escorted, logged and invoiced through one channel.

  • Safety and compliance

Inspection calendars, OSHA and local requirements, hazardous-materials storage, training records, audit support.

  • Space planning and moves

Reconfigurations, furniture moves, conference-room and event set-ups, new-hire desk readiness.

  • Janitorial and grounds

The cleaning crew and the landscaping crew report to the same account manager, so one audit covers the whole site.

  • The work-order portal

Requests, scheduled tasks, completed work and quotes in one place. Clients use it instead of email chains.

Questions people ask

Is this the same as hiring a facilities manager?

Close. The account manager does what an in-house facilities manager does for the building, backed by our crews and vendors. If you want a person embedded in your building on your badge, see facilities staffing.

Which vendors do you work with?

Yours, if you have them and they perform; ours where you do not. Either way they are scheduled, escorted and logged by the account manager.

Can you manage several buildings?

Yes. Multi-site clients get one account manager per region and a combined quarterly review.

How is facilities management priced?

A monthly management fee plus the services in scope, each priced on its own line so you can see what you pay for.

What is a quarterly business review?

A meeting with your account manager and, for larger accounts, our Director of Operations. We go through inspection scores, open and closed tickets, spend against budget and what to change in the next quarter.
