A mixed-use building has three customers: the tenants, their visitors and the owner. Our scopes separate what everyone sees (common areas, plaza, restrooms) from what each tenant pays for (their suite), so the property manager has one contract and clean billing. The weekly audit walks the common areas with your standard; tenant complaints go into the portal and are closed there.

Can tenants contract with you directly for their suites?

Yes. Suite scopes can sit under the building contract or be billed to the tenant; the same crew does both.

Do you do after-hours work in occupied buildings?

Yes, coordinated with your security vendor for access; common areas are cleaned at night and the day porter handles business hours.

Can you take over from a vendor mid-lease?

Yes. Start-ups take two to three weeks for a typical building, with keys, access and the portal set up first.

Do you manage the waste contract?

We manage the on-site side: streams, bins, compactors and haul scheduling, with your hauler.
