Building maintenance for coastal buildings in Santa Cruz and Monterey

Salt air corrodes hardware, fog shortens the life of exterior lighting, and winter storms test every roof drain. Our coast calendars put corrosion checks, exterior lighting and roof and drain inspections on the schedule, alongside HVAC, plumbing and electrical, with technicians based at the Monterey office.

Maintenance on the coast

Coastal calendars differ from inland ones in three places: exterior hardware and lighting get corrosion checks and replacement with marine-grade parts; HVAC coils and condensers get more frequent cleaning because salt air fouls them; roofs, gutters and drains are inspected in October before the first storm. Hospitality buildings schedule noisy work in the off-season.

Questions people ask

What does salt air do to a building, and what do you do about it?

It corrodes hardware and fixtures and fouls HVAC coils. We check and replace with marine-grade parts and clean coils on a shorter cadence.

Can you schedule around a resort's season?

Yes. Noisy or disruptive projects go into the off-season; routine rounds continue year-round.

Do you inspect roofs before winter?

Yes: roofs, gutters and drains in October, with findings reported and roofing repairs referred to a roofing contractor.

Where are technicians based?

At the Monterey office, covering Santa Cruz to Salinas.
